“Is this real? It’s so easy from an agent’s perspective. There has to be a catch. I kept thinking, what’s the hitch? There has to be something in the background. Is it this easy? And it is, it was. It’s that simple, it’s that turnkey. Pacaso took care of everything from the beginning to the end. Every question was answered lickety split. No home inspection, no negotiation. It was flawless and seamless. The joy my client had was the best part. In 15 days we saw the home, financed direct though Pacaso, and closed. It was really, really wonderful.”

Hi All,
One point of feedback. I checked out at approximately 11:30am today. I tried locking the door with the code given in the check out email. It didn't work. The code that worked was the one given at check IN. I venture to guess that the check OUT code won't work until after 12pm, which is check out time. You should probably look into that.

Pacaso came through and gave me everything I dreamed of. I was looking for a home in Hawaii on the ocean with outstanding views. I looked for years but couldn’t afford anything. I wondered how I could split the cost with friends or family, but then Pacaso came along and problem solved! Paul K

Just had our first stay at our new house in Tahoe and it was even better than imagined! We were there with a couple weeks of closing. Close process was really smooth. I’m excited to enjoy such a nice second home without the hassles of a second home.

In the past 4 years since 2020 when the company launched, we have been Owners of 5 Pacasos and we have gone thru some positive but MORE NEGATIVE experiences in every aspect of this company from top level management downward. We have debated whether or not to post this 1star review after going thru all 144 other owner experiences noted here; mainly due to concerns that this will negatively impact the services Pacaso management will provide to our family moving forward. We currently own 3 Pacaso’s and have sold 2 after the 1st year of ownership. They changed or made new rules arbitrarily and without notice to benefit their company with disregard to owners rights. You will be left in the dark and when you by chance find out, it will be too late as you will have missed the opportunity to protect your interests. They will have made a new policy to cover the company’s decisions about their sole interest, and you must sign their contracts and side letter/agreements or else - meaning you have no choice not to sign or negotiate for your benefit. Take it or leave it is their motto, so don’t be fooled by their ploy of ‘we are here for you to support you as an owner’. In fact it is more like a dictatorship and if you don’t follow like sheep, they will take away and strip your rights to ‘your home’. IN FACT IT’S NOT REALLY YOUR HOME! You have just paid to be able to use the home their company bought/owns and manages under the guise that you have a shared 12.5% interest in the LLC that purchased the property. YOU ARE THE FOOL THAT LET THIS HAPPEN. We are the fools that allowed our dreams of 2nd vacation home ownership to be sucked into their veil of empty promises. Sure, all is nice and easy in the honeymoon phase of quickly closing and funding your memories, but when the issues arise, don’t expect things to be just as sweet, but rather tart when they turn just as quick into nightmares that last longer then your short pleasant dreams. We are now selling our shares, likely at a loss because they have cancelled our booked stays at ALL of our 3 properties due to disagreements in the terms they forced us to sign without recourse. Our attorneys have made recommendations for our best course of action and we must tread lightly as they are already under lawsuits and civil litigation with several cities in California (Napa, Sonoma, StHelena, NewportBeach, etc etc - google to see the anti-pacaso movement). If you have an issue at one home, they remove your access and rights to your other home, because they force you to sign a clause that allows them to enforce their will on you if you disagree … take it or leave it they say. Well we are now leaving it for the next unsuspecting dreamer who didn’t bother to look at these reviews until it’s too late for them. Too bad so sad mr.Pacaso it’s not a dance song Mr.Robato. Go back home and cry because they don’t really care about you. So put your Big Boy pants on and walk on by, nothing to see here but resentment for a poor decision that is just so striffling it’s quite laughable. You have no rights but only one voice that hopes to be heard so that one day YOU may be able to avoid this burden of unhappiness and stress in a life you don’t need. Here is a tip … look into their fierce competitor that allows more transparency then pacaso promises. They openly allow you to even rent the home you purchased and will allow owners to swap their stay dates and even permit like minded owners to consensually communicate with each other. Wow, what a new extended family that could be? Well there you have it, I hope that was meaningful and left you with more questions then answers. It was a pleasure as always to enlighten strangers in passing. Let’s hear it from you now sir Pacaso?!

Just had my first stay at Pacaso and it was amazing! Loved the house. Everyone at Pacaso was super helpful. The kitchen was well equipped and the house was spotless when we arrived. SO glad I did this.

I'm leaving a second review to update on my experience. I've had my place for about a year now. I love the house we got and have been very pleased with the house maintenance, the booking system, and the overall process. The buying process was a breeze. The booking process is easy. No hate by surly neighbors looking to tar and feather us. My kids love the place, and we enjoy having a vacation spot that feels like our second home. Having storage places to leave your gear has been great. One concern I had going into the purchase was whether you were going to feel like this was AirB&B. However, that has never been an issue. We check in and no one has ever bothered us during our multiple stays or done anything to make it feel like it wasn't our place while we are there. Post-purchase, one concern I had was when Pacaso indicated it was taking house cleaning internal and whether this would result in the upkeep jumping radically as a way to increase profits. That has not been an issue for me. I think needing to internalize the work for consistency is fair given where the labor market has been. One thing people should keep in mind, is that you most likely won't be able to utilize the house 44 days a year per share. There is a day break for cleaning between guests (at least for now), there are caps on summer and holiday booking per share to keep some availability for all, and some available dates fall in mid week periods where you may not be able to stay. That being said, I think Pacaso does everything possible to keep the process fair and ensure there is reasonable availability for all. If you tried to arrange a fractional ownership set up yourself, this is where things would ultimately go to hell in a handbasket - the fighting over who gets what dates. Pacaso allows that process to be outsourced with a fair system that applies to everyone. If you are buying a share from someone, make sure you ask to see what dates they currently have booked. Overall, I think this a great approach to having a fun vacation place if you have some money to spare for a luxury item and do not want to spend the time keeping up a second home.

I purchased a share of a Pacaso home in Fort Lauderdale in February 2022. When touring the homes in the area the agent was very professional and quick to respond. We liked the home and decided to proceed on the purchase.
We were told we could book the home roughly 45 days a year. That is a bit of grey area as it is not quite as easy as that. Unless you can book out two years in advance, getting optimal time we found is not so easy. My wife and I have 3 children and I am self employed. We love to travel a lot and many times we travel with short notice. This makes trying to stay at the home almost impossible. Again, unless you can book months and years in advance it can be hard to get to use the home.
A few times we stayed there we have had some issues. First, all the owners have lockers to keep their personal belongings. On all of our trips we have found other owners belongings in the closet in the master. It is kind of weird and we do not feel at home when we are looking at someone else's stuff in the closet. Another time all the linens were wet and we had to pull them off all the beds and throw them in the dryer. It is just little stuff like this that adds up.
We decided to sell our home in Dec 2022.
Now here is where I have had real frustrations with Pacaso. I understand the things listed above as I expected some of those difficulties when I purchased. However, the complete and lack of effort on selling our shares has been a disaster. I received zero feedback from the agent the first 4 months on the market, even after I contacted them for updates. Finally I received a call from a representative that stated they are handling all resales and their focus was to help us sell. Initially we were encouraged, but the communication has not been any better than previously. In my opinion, Pacaso has no real interest in actively working resales. They already sold the shares and now are getting the monthly dues. There is no motivation for them from what I have experienced.
I am fully accountable for my decision to purchase a share of a Pacaso home, but we did expect better service from them especially when we decided to sell.
Anyone looking to make a purchase, please take all the things I have stated above before writing that check.
